Rendezvous — Hyde Park, Utah. In Entitlement. A master-planned community on 462 acres in Hyde Park, Utah, between the developed part of the city and the mouth of Hyde Park Canyon. We are leading the entitlement.

Alder Farms — Providence, Utah. Active Development. A 126-acre master-planned mixed-use community along the river in Providence, Utah. The plan combines residential, commercial, and open space, with the river frontage as its central feature.

Tremonton Opportunity Zone — Tremonton, Utah. Active — Seeking Tenants. A 9.36-acre commercial development site in a federally designated Opportunity Zone in Tremonton, Utah. We are structuring a hotel deal on the site and looking for commercial tenants for the pad sites. The Opportunity Zone designation can offer tax advantages to qualifying investors.

Logan Airport Hangars — Logan, Utah. Under Construction. We are building a new taxilane and four 100×100 ft aircraft hangars at Logan-Cache Airport. Each hangar has 10,000 sq ft of clear-span space.

600 West Flex — Logan, Utah. Redevelopment — For Sale / Lease. A 27,000 sq ft warehouse we are converting into flex units of 2,000 to 3,000 sq ft for small businesses, contractors, and light industrial users. The property includes 2 more acres for future development. Units are available for sale or lease as they are finished.

Juniper Trails — Hyde Park, Utah. Lots Sold. A residential subdivision in Hyde Park, led by Alex Bearnson. Twenty-seven lots sold between 2021 and 2026, most of them about a third of an acre.

Hyrum Flex — Hyrum, Utah. Leasing Now. A 15,600 sq ft flex industrial complex in Hyrum, Utah. The property offers a mix of warehouse and office space in flexible configurations, ideal for contractors, light manufacturers, and small businesses. Units are currently available for lease.

Windsor Square — Layton, Utah. Managed. Windsor Square is a 5-unit office and flex complex totaling approximately 8,000 sq ft. The property provides professional office and flex space for small businesses and service providers. Black River manages all leasing, tenant relations, and property operations.

600 West Flex — Logan, Utah. For Sale / Lease. A 27,000 sq ft warehouse being redeveloped into 2,000–3,000 sq ft flex units. As units come online, Black River manages leasing and property operations. The property also includes 2 additional acres for future development.
